Live more. Think less. Welcome to Chatham Hills.

Nestled among tree-adorned rolling hills and meandering creeks, The Club at Chatham Hills emerges—unlike any terrain familiar to Central Indiana.  This is a special place, carved out by Mother Nature herself. Filled with history and preserved land, Chatham Hills has a story, many stories in fact.

Located in Westfield, Indiana, this land has been passed down for eight generations, originally purchased as a part of the Northwest Territory. Indiana’s beloved poet James Whitcomb Riley recited stories in fireside readings, children explored the creeks and hills, families farmed the fields, and memories have been made around fire pits tucked beneath the tree canopies. With its rolling hills, lush forests, trickling creeks and steep ravines and historic farmstead, it seems like a world away. But it’s been here all along. With quick access to Indianapolis’ main artery, US 31, just off the 191st street interchange, you can get here and there and go to and fro within minutes.

Now is the time for your story to take shape. Chatham Hills invites you to create, reinvent, and live your story—to share with generations to come.  A residential community in a rolling and wooded setting, featuring a Championship Golf Course designed by legendary Pete Dye, an Executive Par 3 Dye-designed Course, Clubhouse now underway which will feature indoor/outdoor swimming and fitness, gymnasium for playing a game of hoops, casual al fresco dining and more, hike & bike trails (connecting to the Monon Trail), private dog park and at the heart of Chatham Hills historic property, the restored and rebuilt 1830s Lindley Farmstead now emerges (take a look!) – a charming, classic Red Barn for large and small gatherings, weddings, events, Farmhouse and beautiful grounds, The Club at Chatham Hills at the center of it all—that’s just the beginning.

  • 01. Woods Reserved - Hills Abound

Amidst the flat farming fields so commonly known to Central Indiana, this land begs us to ask what Mother Nature was up to when she laid out these rolling hills and deep ravines.

  • 02. Dynamic Topography

This land transforms from tree-lined ridges to flowing creeks with over 70 feet of elevation changes. Hilltops, valleys, and over 100 acres of woods—Chatham Hills’ terrain carves out so many possibilities.

  • 03. Rolling Beauty

To preserve the natural beauty of the property, the roads bend, the homes sit back to take in the views and golf and amenities alike follow creeks, hillsides, woods and more.

  • 04. Preserved Spaces

Over 250 acres of the development will be preserved and included as green space. That means more places to walk, play, ride bikes, explore and be outdoors! The development team is even re-foresting some areas that were previously used as cropland.

  • .01 Are lots available?

Homesites with spectacular settings on and off the golf course are available and construction can start at anytime. New residents are moving in each day and it’s an incredible community taking shape. Purchasers have two years to begin construction from the date of closing on a lot. Click Here to find out more about homes at Chatham Hills.

  • .02 Where is Chatham Hills?

Chatham Hills is located in Westfield, Indiana, just off of US-31 and 191st St Exit.  Simply take the 191st Exit, go west of 191st to Tomlinson Road, north on Tomlinson and The Chatham House will be at the end of the road. It is ideally located near Westfield schools, Grand Park Sports Complex, The Monon Trail (runs through Chatham Hills), commercial and retail amenities in Westfield and Hamilton County. Interchange is a mere 9 minutes from I-465!

  • .03 Is the golf course open?

Following the Inaugural Tee Shots by Pete & Alice Dye, The Championship Course is now open and leagues, member events, junior programs, ladies groups and more are in “full swing” (pun intended here!) The Executive Par 3 Course, Practice Area and Driving Range are all open as well and are available to ALL members and residents for use.

  • .04 What school system is Chatham Hills in? Where is the nearest school?

Chatham Hills residents are in the Westfield Washington School District and the nearest elementary school is appx. 3 minutes south on Tomlinson…Monon Trail Elementary. Intermediate, middle and high school are all within a short 5-7 minute drive. Private school options are available from K-12 all in the Westfield city limits nearby.

  • .05 Not looking to build right away...how long do I have?

We know everyone has different plans and needs, so we provide all lot owners 2 years from the time of closing to simply start construction (not home completion) to provide the flexibility one may need.

If looking further in the future, we are continually planning new phases and we welcome you to register for the Lot Reservation List…we will notify this group first when a new section opens and you will have the opportunity to select prior to publicly opening the section.

  • .06 Are there homes that are move-in ready?

Yes, we have a great assortment of homes that are now move-in ready and new ones underway at various stages by preferred builders. Please visit The Chatham House or contact Brad Henke at (317) 439-2731 for information.

It's all that's been revered and more!

This town keeps winning the hearts of Midwesterners. Even CNN Money Magazine named Westfield as one of the “Best Places to Live,” and was the only Indiana community to make the list, ranking 5th in the Midwest and 18th overall. Westfield Washington Schools continue to rack up awards of excellence and top ratings—recognized for performance, innovation, and visionary leadership. With the addition of the 400-acre Grand Park Sports Complex (for every youth field sporting event!) just down the road from Chatham and the New US 31 now complete, Westfield keeps getting more enticing for residents, business, and visitors alike – and only minutes from 465.

Whether it is the Farmers Market downtown in the Summer, a Chili Cook-Off in the Fall, lighting celebrations in the Winter or one of the other numerous events or community gatherings that take place in Westfield, this community is embraced by its residents and their family, friends and guests no matter the occasion. There will certainly be something for any type of interest…from arts to athletics.

  • Top-rated Schools

Westfield boasts one of the top school systems in Hamilton County and state-wide.  This fast-growing community provides its students with an elite level of education and recently, it was announced that Westfield had the highest high school graduation rate o 98.4% over all high schools in Hamilton, Hendricks and Boone Counties! With the nearest elementary school, Monon Trail Elementary just down the road and Westfield Middle School, Westfield Intermediate School and Westfield High School just across US-31, a simple commute to school from Chatham Hills will be just that, simple. If you are seeking a private education, St. Theodore Guerin Catholic High School is within a 10 minute drive, as well as St. Maria Goretti Catholic School (Preschool-8th Grade).

  • Grand Park Sports Complex

Practices, games, recreation, trails – all within minutes of your door! The City of Westfield’s Grand Park Sports Complex is under a mile away and this state-of-the-art athletic park features 31 world-class, multi-purpose fields for soccer, football, lacrosse, rugby and more, and 26 baseball/softball diamonds.  As the home for all local youth sports organizations, local/regional/national tournaments, programs and more…any family with members involved in athletics will certainly find this park convenient for dropping off kids at practice or watching games without traveling across town (or the country)!  Additionally, Grand Park provides ALL residents with over 5 miles of trails, immediate access to the Monon Trail, future access to Grand Park Village, a planned commercial area with restaurants and hotels, and parks to enjoy.

  • Trails and Parks Throughout

Westfield is home to numerous trail networks that are interconnected in its community, including the Monon Trail (connecting to Carmel, Indianapolis to the South), Monon-Midland Trail (connecting to Noblesvile to the East), Natalie Wheeler Trail in Westfield and miles and miles of trails and pathways throughout the community.  Additionally, just east of US-31 from Chatham Hills is MacGregor Park, a public park that features trails and recreation areas that meander through woods and interesting terrain…all within a short bike ride or walk from Chatham.

  • Transportation Improvements -- Quick Access Everywhere

With the upgrade of US-31, Westfield is a mere 10 minutes from I-465. For Chatham residents, the quick access is enjoyed in all directions…191st Street, the main entrance to Chatham Hills provides a quick route on the new round-a-bout at Tomlinson, thus making trips from Chatham free of stoplights and stop signs until one reaches Indianapolis or exits off of I-465. Talk about convenience!

Right Here. A World Away.

With the completion of the New US 31, drive times—locally and regionally—have gained continuity and greatly improved travel times.  With the elimination of all stop lights on US-31 from I-465 to SR-38, a Chatham Hills resident can now reach Indianapolis’ I-465 loop in less than 10 minutes and shave 30 minutes off of a trip to South Bend. With quick access to US-31 via the 191st Street Interchange, the only stop sign you might see is at the end of your own street. US Route 31 stretches from the state of Michigan to Alabama and is one of this country’s great corridors. These infrastructure improvements join the growing list of reasons Westfield continues draw more and more visitors.

  • Legendary golf course designer Pete Dye, inspired by the unique topography of Chatham Hills, has explained that the 18-Hole Championship Golf Course must bend to follow the natural contour of the land. “Our job is to embrace and preserve what Mother Nature has given us,” Steve Henke, Chatham Hills developer said. Not enough time for a full round today? Then how about a round on the 9-hole Executive Par 3 Course? Still prefer the Championship Course but have dinner plans at 8:00? Okay, move up a set of tees and play on one of two "hybrid" tees for a shorter round (or if that drive just isn't going as far one day!) just in time to meet the family for dinner at the clubhouse. • This is where Human Nature and Mother Nature meet, so that you can live more and think less. Preserving the natural beauty of this land is our commitment—our priority. So homes are tucked between the trees, roads curve the contours, and habitats are left exactly the way Mother Nature intended. Rolling hills, meandering creeks—that’s just the beginning. • The Clubhouse—or as we like to call it—The Gathering Place. Here, you’ll discover endless opportunities to forgo your chores and honey-do lists. Stroll along our preserved nature trails to meet friends for a slice of wood-oven pizza. S’mores with kids around the fire pit sound better for tonight? Maybe just a couple sips of wine on the terrace. Oh, you’re worried about the calories? We’ve got group fitness classes for that. Relax and indulge tonight. Platform tennis and Pilates tomorrow!
  • Indoor and out, we’ve got your fitness needs covered. This fitness center breaks through the typical four walls. We’ve brought the gym outside on the terrace, too, for group fitness or your daily routine. • Set beneath the canopy of hundred-year-old sycamores, pines, and oaks you’ll discover any number of ways to live more. Is it a day for golf? Tennis? Maybe today is just for lounging at the pool with a trip to the 15-acre private Dog Park for your four-legged family members (with an area for them to swim, too). This place has something for everyone—even Fido!
  • The terrace’s cozy Adirondack chairs and a glass of wine calling your name? Hop on your golf cart and come on! Sure you can play a round of golf first, but the streets of Chatham Hills are golf cart friendly, too. How will you know which golf cart is yours? That’s up to you—perhaps there’s a decorating challenge on the horizon!
  • Enter the Lindley Farmstead and step back before the Civil War where legends and lore still live.
